Why Nicole stands out
Born and raised in Cambridge, Nicole earned a B.B.A. in International Business at Bishop's University before spending a decade in resort real estate and sales across Canada and the United States. She eventually returned home to build a residential real estate business centred on client service, relationships and a deep knowledge of the region.
Today, Nicole leads the Nicole Brand Realty Group with RE/MAX Twin City, working with buyers, sellers and investors across Cambridge, Kitchener, Waterloo, Guelph, Wellesley, Wilmot Township and surrounding communities. She describes much of her business as repeat and referral — a reflection of the long-term relationships she has built with clients.
From See Your House Now
After more than a decade of working together, the pattern is consistent: Nicole is involved, the homes are prepared with intention, and the marketing is treated as part of the overall client experience.
Nicole does not simply book the media and wait. She is often directly involved in staging, organizing, touch-ups and the final details that help a property feel ready when our team arrives.
From photography and video to floor plans and social media, the goal is to show buyers what is genuinely compelling about the home and make the launch feel coordinated.
A Hidden Valley showpiece, an Uptown Waterloo residence and a charming Woodstock bungalow all deserve thoughtful marketing. Nicole's approach is consistent even when the properties are very different.

Selected listing work
Nicole's listings give us a useful cross-section of what strong real estate marketing needs to do: create impact for a major custom home, sell a walkable urban lifestyle, and make the character of a smaller bungalow immediately clear.
This Hidden Valley home had one of those backyards that changes the entire story of the listing: a pool, hot tub and an all-glass sunroom connecting the interior to the outdoor entertaining space. Twilight photography was the natural choice, letting the warm interior light, glass enclosure and illuminated pool work together in a single frame.
This more-than-3,500-square-foot residence pairs a beautifully finished interior with one of its strongest selling points: walkability. Coffered ceilings, custom millwork, a refined kitchen, a spa-inspired primary suite and a rare third-floor loft create the space; restaurants, cafés, parks, trails and the LRT create the lifestyle. It is a home where leaving the car behind is genuinely realistic.
This charming bungalow shows another side of Nicole's listing mix. The cheerful exterior opens to a bright, open layout with a cathedral ceiling, an updated white kitchen, easy main-floor living and a generous backyard. The photography focused on the home's openness, practical updates and inviting character from the very first image.
Listing presentation
Nicole has worked with See Your House Now across a wide range of homes since 2015. Some listings call for dramatic twilight coverage. Others need clean, bright photography, a floor plan and a straightforward story. The media package changes with the home.
Seller FAQ
There is no single “best” Realtor for every seller. The right fit should be able to explain how your home will be prepared, positioned and marketed — and why that plan makes sense for your property and your market.
Look beyond sales claims and ask to see the process. A strong Realtor should be able to explain how the home will be prepared, how the price and positioning will be determined, what professional marketing is included, and who is responsible for the details before launch. Nicole’s approach is notably hands-on, and her listing strategy has included professional photography, video, floor plans, drone and twilight coverage through See Your House Now when those tools fit the property.
The best photography starts before the camera arrives. That can mean staging, decluttering, small touch-ups, checking lighting, organizing rooms and making sure the strongest features are easy to see. Nicole is often personally involved in those final details. The goal is not to make every home look the same; it is to make the home feel ready and help buyers understand what is special about it.
Professional media cannot guarantee a sale or a particular price, but it plays a major role in the first impression buyers receive online. Strong photography, accurate colour, useful floor plans and well-chosen video can make it easier for buyers to understand the property and decide whether they want to see it in person. That is why marketing should be part of the Realtor-selection conversation, not an afterthought.
No. The marketing should fit the property. A Hidden Valley home with a pool and glass sunroom benefited from twilight imagery. An Uptown Waterloo residence needed its walkable lifestyle to be part of the story. A Woodstock bungalow called for bright, straightforward photography that showed its open layout and character. A good Realtor should know which tools add value and which ones are unnecessary.
Ask how they determine price, what they do to prepare a property before it reaches the market, which marketing services are included, how they communicate during the listing, and how their plan changes for different types of homes. The strongest answer should be specific to your property rather than a one-size-fits-all checklist. Nicole’s hands-on approach and long-standing use of professional media through See Your House Now are part of that preparation and launch process.
Yes. Nicole Brand Realty Group works with buyers, sellers and investors across Cambridge, Kitchener, Waterloo, Guelph, Wellesley, Wilmot Township and surrounding communities. The exact marketing plan should still be tailored to the property, its location, its likely buyer and the conditions in that local market.
